WELCOME TO CRESTMONT

March 4, 2025: Construction Update: Partial Road Closure of Crestmont Boulevard

As the development of the neighbouring community of Ospry Hills continues, further infrastructure work will be taking place this month. Fortunately, after meeting with representatives from both Homes By Avi and Whissell Contracting in November to request changes to the closure of Crestmont Boulevard at that time, the spring project was redesigned to avoid full road closure at this stage. Pending approval by the City of Calgary and Alberta Transportation, the details are as follows:

Estimated dates of impact: mid-March to end of May (roughly 8-10 weeks).

– Temporary traffic lights will be used to close only one lane at a time (at either end of the colored areas – see below)

– This will be done in three (3) phases to minimize the impacts on community traffic, starting with phase 2 closure.

Please note that there will be no transit or bussing implications, however schedules may have small revisions due to the controlled flow of traffic between Crestmont Hall and 109th Street.

Restoration of East Storm Pond Fountain Amenity

The CHOA Board of Directors had approved, and budgeted for, a replacement fountain in the East storm pond in early 2024. We were, unfortunately, unable to put that amenity in place due to City of Calgary water restrictions. This year your Board is pleased to announce that the new fountain has been purchased ($17,728) and is expected to be installed this spring, pending approval of the licenses required by the City of Calgary.

Our General Manager submitted the request early, and received feedback that Crestmont should be one of the first licenses approved this year. This process falls entirely within the City of Calgary’s scope and as we know more, we will share details. Please note, there will be no additional cost burden to members for this amenity, as the funds that had been allocated to the capital purchase were carried over into the 2025 fiscal year. Although the annual maintenance costs ($8000) associated with the fountain were not included in the operating budget for 2025, reserve funds will be allocated towards them, and will be an operating cost for budgeting going forward.

Invoices for the 2025 HOA fees have been issued on PerfectMind. Fees were due on January 31st, and can be paid in person or online on PerfectMind.

snow removal

Dear Residents,

A new contractor was hired in December 2024 to clear the pathways that the HOA has taken on through the Snow and Ice Removal Agreement (SNIC) with the City (not pathways being cleared by the City).

Questions about who is responsible for what

We know that there are many questions surrounding which organization is responsible for what. We will be creating a detailed document to provide a clear breakdown. The CHOA, CCA, and City of Calgary websites each provide details about their individual responsibilities.

Questions for the City of Calgary should be directed to 311.

While the CHOA Board welcomes questions, conversations and engagement with our members, we do expect that such interactions with volunteers, staff, and all other members generally, be respectful. HOA Fees: Annual fees are $350+GST and were due by January 31, 2025. Fees can be paid in person at our office or online through PerfectMind. Please email admin@crestmonthall.com for assistance. Any residents still owing as of April 1, 2025 will be sent to Field Law for further processing.

PerfectMind: We are in the process of creating PerfectMind accounts for everyone who does not yet have one. PerfectMind can be used for online HOA fee payments and program registration. If you  are on our email list and do not have a PerfectMind account, you will be receiving an email from PerfectMind within the coming weeks with instructions on how to set up your login. If you are not on our email list and would like to set up a PerfectMind login, please reach out to us for assistance.
